Buy-to-let mortgages are usually assessed in two ways. Firstly, the lender will look at your circumstances and ensure that you can afford to pay the mortgage if your tenant doesn’t pay their rent or if your property is empty for a while. However, the main assessment is based on the amount of rent you receive for the property. All lenders have their own affordability calculators which determine the amount you can borrow for your buy-to-let property, based on what rent you expect to receive.
